In the year 2000, the government decided to build a new city with advanced infrastructure and services to reduce congestion and population density in Greater Cairo. This is how “New Cairo” was born, one of the most important and beautiful cities in Egypt.
1- (The location).
Its location is one of its biggest advantages, as it is situated in eastern Cairo and connected to all Egyptian cities by main roads and highways. To the north is the Cairo-Suez desert road, to the south is the Ain Sokhna road, to the east is the Middle Ring Road, and to the west is the Ring Road and the Tantawi Axis. All of this has made it easy to travel to and from the city, as well as led to a continuous and increasing movement in the real estate market.
New Cairo is also close to Cairo International Airport, making it a suitable location for both local and international investors. The city is located 350 meters above sea level, resulting in a mild and pleasant climate throughout the year compared to Greater Cairo.

The New Cairo area enjoys calmness and spacious neighborhoods, as its area exceeds 85,000 acres. Additionally, these neighborhoods are connected to each other through more than one main road and axis, including the Northern and Southern 90 roads, as well as the Mohamed Naguib, Talat Harb, and Gamal Abdel Nasser axes.

– Fifth Settlement: One of the most popular areas in New Cairo due to its central location, and commercial, recreational, and educational services. It is located between Maadi and Heliopolis, about 20 minutes away from Downtown Cairo, and is also close to many important roads such as the Tahrir-Mohandessin axis, the Suez road, Ain Sokhna road, Marsa Matrouh road, and the Ring Road.
– Al-Narges (and its southern extension): Located next to the Fifth Settlement and thus benefit from its same advantages. It overlooks the Talaat Harb, Gamal Abdel Nasser, and Mohamed Naguib axes.
– East of the Academy: Located between the El Yasmeen neighborhood and the Police Academy, it has a variety of residential buildings ranging from medium to luxury.
– South of the Academy: Has a great geographical location as it is located next to Cairo Festival City and is surrounded by the El Yasmeen neighborhood to the east, the Police Academy to the north, and the northern 90th street to the south.
– Tamr Henna: Located near Al Rehab City, the club area, and northern 90th street.

The city boasts a wide and diverse range of services, and according to the “New Urban Communities Authority,” New Cairo has over 6,400 service areas, including:
– Educational: More than 34 educational buildings (Egyptian and international schools and universities such as Al-Yasser Private Language School, Akhnaton Language School, Egyptian Language School, European School, French International School, American University, German University, Canadian University, Future University, and Police Academy).
– Health: More than 12 hospitals, health units, and pharmacies such as (Air Force Specialized Hospital, Tabarak Hospital, Al-Banafsaj Center, Al-Tabib Center, Al-Manar Medical Center, Medical Park Clinics, Elite Clinics, Saif Pharmacies, Al-Ezbey Pharmacies).
– Sports: The club area includes a large number of famous Egyptian clubs such as (Al-Ahly Club, Wadi Degla Club, Al-Zohour Club, and Royal Sporting Club), in addition to youth centers and five-a-side and three-a-side courts.
– Entertainment and commercial: More than 12 entertainment and commercial buildings are represented in the malls spread throughout the city, such as (Cairo Festival City Mall, Point 90, Downtown Katameya, Americana Plaza, and Concord Plaza).
– Religious: More than 20 mosques such as (Police Mosque, Hassan Al-Sharbatly Mosque, and Quba Mosque).

The facilities are available in high quality and throughout the city to serve all its areas in terms of:
– Water: The network’s length exceeds 2,000,000 kilometers (ensuring a clean and continuous water supply).
– Sewage: The network’s length is over 1,000,000 kilometers.
– Electricity: The network’s length exceeds 9,000,000 kilometers.
– Transportation: Road networks exceed 5000 kilometers (providing ease of movement and transportation).
– Agriculture: The area of green spaces is more than 1000 acres (ensuring clean air in the city).
– Industry: The total area of industrial land is more than 1000 acres.

– Property prices are continuously increasing, whether you are buying or renting. (However, this is a good indication that the return on investment is always high).
